A compact team with a clear division of responsibility. From Zagreb and Zadar we lead projects for private clients and professional investors across Croatia. We connect architectural decisions with legal status, financial framing, and technical requirements.
Small team, direct accountability
TENET operates from Zagreb and Zadar. We organise documentation around the project sequence so clients, collaborators, and authorities can follow its purpose and current version.
We do not work from a fixed template. We adapt each service to the project, site, and client goals. You always know what arrives, when, and in what form.
We work with vetted specialists for structural, MEP, geotechnical, legal, financial, and regulatory matters. Before collaboration starts, we define who is responsible for which part of the project and when they join.
The TENET team is not only architects. The core team and consultant network include financial specialists, lawyers, engineers, and other professionals needed to lead complex projects end to end.
This matters especially for industrial and investment projects. Private equity, venture funds, and other professional investors need to understand spatial value, legal limits, technical requirements, and how each decision affects total investment at the same time.

Where we work.
We work primarily in Croatia, based in Zagreb with an office in Zadar. In Zagreb we often lead reconstructions, adaptations, and projects in existing urban fabric, including protected zones and complex ownership situations. In Zadar and Dalmatia we work on family houses, villas, tourism, and investment projects for professional investors, including coastal and island locations. For projects outside those areas we review the local legal, spatial, and regulatory context and team composition before engagement.

How we work.
We work stage by stage with written outputs and clear scope boundaries. We report in writing weekly. We meet when a decision needs conversation, a joint document review, or alignment across participants. Scope changes are recorded in an addendum.
