Why TENET
For the full working method see Modus operandi. Browse services in the services overview.
A small team, known roles
The architectural team holds project direction. Specialists join with defined roles, before expensive decisions.
The team holds architectural direction and coordinates the design team. As the project needs it, we bring in lawyers, engineers and other experts. Their roles are written before they begin.
Architecture, with other disciplines when needed
We involve other specialists before decisions that would later be expensive to reverse.
Ownership, contracts and regulations often shape the architectural answer. On more complex projects we connect architectural decisions with project stages, risks and the requirements of other specialists.
What each stage leaves behind
Every stage ends with defined documentation.
At the end of a stage it must be clear what was agreed, decided, produced and delivered.
- Written scope
- Inputs defined before work begins
- Responsibilities stated
- Decisions documented
- Stage deliverables written down
- Exclusions written down
- Next step defined
How we look at the fee
Fee matters. Alongside it we weigh design quality, scope, drawing coordination, timing and the likely cost of late change. We aim for less uncertainty and important decisions before changing them becomes expensive.
- Initial fee
- Defined scope
- Number of revisions
- Documentation quality
- Risk detection
- Coordination
- Stage delivery
Who TENET is for
We suit private clients, landowners, investors and developers who want written communication, agreement before larger spend, and orderly work.
We are a weaker fit when the only priority is the lowest opening fee, or when required professional steps and regulations are to be skipped.
How collaboration runs
- Initial enquiry
- Collection of essential information
- Preliminary assessment
- Written proposal and scope
- Project work
- Documented decisions
- Defined revisions
- Stage delivery
- Next-step recommendation
Compare before signing
This table is not a market ranking. It helps you compare what you want from a practice before signing.
| Criterion | TENET | Common verbal or price-only offer |
|---|---|---|
| Scope before work | Written: in, out, assumptions | Often verbal or a single total price |
| Status in phase | Weekly written update | Updates when there is news |
| Changes | Annex with timing and fee impact | Later alignment with no trail |
| Delivery | Defined stage deliverables | Unclear what is finished |

Questions clients ask when choosing a studio
- Look at qualifications, experience, understanding of local conditions, quality of early analysis, scope, revision handling and documentation quality.
- What is in the job, what is not, required inputs, how decisions are recorded, revision limits, and the next step after the stage ends.
- In an active phase we send one written report a week: status, open decisions and risks. We schedule meetings when a decision is needed.
- Scope changes are recorded in an annex. Larger changes need a new timing and fee assessment before work continues.
- Yes. We work across Croatia. Most of the work is held in writing. We come on site when measurement, inspection or a decision on the ground is needed.
- Communication can be in English. The initial enquiry, scope and decisions are documented in writing. Procedures stay in the Croatian framework.
- It depends on the service, location, complexity and how quickly you respond. Each stage has an estimated range in the proposal.
