From analysis to handover, step by step.

Seven services in sequence. Each ends with a document; each transition is a written decision.

Location permit (3) may be bypassed when going straight to building permit, with the decision recorded in writing.

Plot analysis

What you can build, what you must respect, what it may cost, before later-phase costs and challenges set in.

2.2

Plot analysis

Plot analysis is for land buyers, owners, and investors who need to verify what can actually be built on a site before committing larger funds.

The first step is not a sketch. The first step is a list of constraints. Before we propose a solution, we map the regulatory framework, the spatial conditions, and the technical limits that shape what can actually be built.
2.3

Concept design

Concept design turns the brief and confirmed constraints into a verifiable spatial and formal concept before main project documentation develops.

Concept design translates feasibility into architecture. The aim is a clear spatial organisation, a defined mass, and a defined programme, before expensive detail documentation begins.
2.4

Main project

The main project coordinates architectural, technical, and regulatory requirements into documentation for the relevant administrative procedure.

The main project translates architectural logic into the technical documentation required for a building-permit application. Architecture, structure, and building services are coordinated into one verifiable package.
2.5

Execution project

The execution project turns the main project into drawings and specifications the contractor uses on site, with fewer returns to previously agreed decisions.

The execution project translates the main project into drawings, details, and specifications the contractor uses on site. The aim is to reduce improvisation and protect the client from on-site reinterpretation.

2.1·Working together · Two ways of working

Documents, or working alongside you.

We do not sell packages. There are two ways we work, and both start with the same conversation about what you actually need.

  • Deliverables

We contract specific documents: an analysis, a design, a permit filing. You know what you receive, when, and at what price.

    • ·Written scope before work starts
    • ·Price per document or service
    • ·Payment when the document is delivered

For clients who want a clear result and calm cost control.

  • Hands-on support

We stay with the project continuously: coordinating disciplines, tracking procedures, preparing decisions. You make the business calls; we keep the project documentation and participants aligned.

    • ·A weekly written update
    • ·Coordination of all participants
    • ·Scope and rhythm by agreement

For projects that need constant presence, not only documents.

The price is not the same for every case. It depends on complexity, location, and scope, and is contracted in writing before work begins.

2.1·Pricing philosophy · How we shape fees

Price reflects complexity, not marketing.

Fees are contracted in writing after a scope assessment. We do not quote from a verbal description and we do not offer ad-hoc discounts.

Most engagements tie invoicing to documents: a service is invoiced when its document is delivered. See Modus operandi for the full sequence.

  • A range first

The first conversation includes a range, with an explicit complexity caveat.

  • Invoicing on delivery

Invoicing tied to written deliverables, not the calendar cycle.

  • No hidden add-ons

Scope changes are a written annex, before execution, not after.

  • Pause is allowed

A service can be paused; the delivered document remains with the client.
