Concept design
The main package is not drawn on a blank page; it follows a locked concept.

Deliverables, required inputs, and boundaries - one overview in the Scope tab below.
Full scopeThe main project translates architectural logic into the technical documentation required for a building-permit application. Architecture, structure, and building services are coordinated into one verifiable package.
This is not the authority procedure, it is the documentation that makes the matter legible for a building permit. The risk here is discipline misalignment: what architecture draws must hold with structure and services. Every cross-discipline decision goes into a written log.
The service is available for projects in Zagreb, Zadar, Dalmatia, and other locations in Croatia, depending on project type and scope.

Three views on the same scope: deliverables, your inputs, and what is out of scope.

Typically three to five months, depending on complexity, number of disciplines, and client decision speed. We express deadlines as ranges.

On delivery of the main project we start the building permit procedure, or agreed parallel preparation of execution design for items independent of the permit.

The main project is not itself a permit act. Suitability for the permit is assessed by the competent authority during the procedure. Supplements are a normal part of working with the authority, not proof that the package was unprepared.

Architecture, structure, and building services often run in parallel, each on its own schedule. When the package is assembled late, clashes surface only before filing or during a supplement cycle.
We align drawings and descriptions from every discipline into one review set. Open points go into a cross-discipline decision log until they are closed.
The client asks for a different layout, material, or equipment once the main project is underway. Without a record, changes repeat and consume time and budget.
We measure each change against its impact on drawings, elaborates, and timeline. We confirm it with an addendum and an updated decision record before work continues.
A material or item is listed from a single manufacturer while the contractor contract is already signed. If the item fails, the site stops or improvises at the client's cost.
We add substitute items to the specification where it makes sense. Savings and approved substitutions are recorded in writing, not verbally on site.
Structure or services join only after architecture already has mature drawings. Late alignment forces rework and lengthens the main project.
We agree discipline sequence and checkpoints at the start of the service. Each office knows when it delivers input and when it receives feedback.
A missing document is not a blocker for the first conversation. Note what you have, what is missing, and what you would like to reconstruct.

The main project is the documentation layer between concept and permit. With it, the building permit can start and every later site decision can be defended.
Main project
Often used as the basis for tighter contractor pricing before execution.
Documentation is signed by authorised authors; the authority reviews the package during the procedure, the studio does not.

The main project is documentation at the level required for the building permit. Coordination rigour between architecture, structure, and MEP directly drives the number of supplements during the procedure.
Technical design as a coordinated release toward the permit.
Discipline coordination and clarity for the building permit.
Issue for permit: controlled release with traceability.
Clear designer, client, contractor responsibility split.

A concept design is not a pretty picture for a deck. It is the first version of the project you can verify, defend, and pay for with understanding.
A good architect will not mind any of these questions. The answers tell you more than a portfolio does.
