Who we work for

We are specialised for institutional clients, not only private ones.

We work with financial institutions, investment funds, private equity and real-estate funds, family offices, industrial companies and other professional investors, together with their advisors and the committees that decide.

Private clients remain an important part of the work, and the same architectural principle applies to them. Institutional projects simply demand more: transparent assumptions, a clean decision trail, and documentation that stands up to due diligence and an investment committee.

Why institutions choose this approach

Architecture read against investment, risk and phasing.

The studio's leadership combines licensed architecture with experience in the regulated financial industry. We read architectural decisions against total investment, return, risk and phasing, in language an institutional client and its committee recognise.

We prepare documentation so it is ready for due diligence, lenders and the investment committee: complete inputs, a clear scope, known assumptions and a decision trail. Weekly written updates provide the level of reporting institutions expect.

What architecture must settle

Sound architectural decisions come before expensive change.

Before drawing and delivery we read the plot, the plan, ownership inputs, the programme and what is realistically buildable. The aim is fewer late redesigns and less ambiguity about what each stage hands over.

How we hold the project

Before we start we set what is in the job, what is not, and what we are relying on. During a stage we send a weekly written status. Larger changes go through an annex, with timing and fee impact.

Every stage ends with defined documentation. If the project pauses, the papers stay with you, ready to continue or to hand to the next participant.

Risk on the building side

We track what we can control: completeness of documentation, coordination of disciplines, decision trails, and assumptions that change.

We do not guarantee authority timelines or decisions. We say upfront what depends on the authority, and what depends on us and on you.

When other disciplines join

When the project needs them, we bring in vetted external collaborators - lawyers, engineers, surveyors and others - with a defined role and entry stage.

This is not a separate service and not a partner marketplace. It supports the architectural project so the right disciplines arrive on time with known responsibility.

Limits of our work

TENET is an architecture practice. We do architecture and coordination within the agreed scope, for institutional and private clients alike.

We do not arrange loans. We are not an AIFM and we do not provide regulated investment advice. We do not replace the bank, the lawyer, the tax or the investment adviser. Financing, tax, legal and regulatory matters stay with authorised parties.
