Concept design translates feasibility into architecture. The aim is a clear spatial organisation, a defined mass, and a defined programme, before expensive detail documentation begins.

This is the first time the client sees space, not just numbers. The largest number of irreversible decisions are made here. That is why we prepare at least three spatial options with a balance of trade-offs.

The service is available for projects in Zagreb, Zadar, Dalmatia, and other locations in Croatia, depending on project type and scope.

  • Renders are a communication tool, not a contractual material specification.

2.3.9 · Risks and solutions

Where concept design typically breaks and how we prevent it.

  • Risk

    Revisions after a verbal lock

    The concept is treated as finished verbally, then new requests follow. Each round changes volume, facade, or layout without a clear boundary.

    Versioned reviews with sign-off

    We label each variant and send it for written approval. Only then does work move toward the location permit or main project.

  • Risk

    Conflict with the spatial plan

    Form and envelope develop before the plan is checked. A late conflict forces expensive rework of the concept.

    Plan review is part of the concept, not a late add-on. Parcel limits and use keep the form honest from the first drawing.

    Build cost above expectations

    The idea reads well on paper but build cost was not tested. The client sees the gap only on the contractor's quote.

    Renders and views are used in sales or marketing without an agreement on authorship. A later dispute costs more than an early contract.

    Use, transfer, and publication are agreed before work starts. Anything not in the offer stays out of circulation.

What enables serious concept work.

A missing document is not a blocker for the first conversation. Note what you have, what is missing, and what you would like to reconstruct.
