Once the main project is ready, it must be filed for a building permit. This service helps you keep the application complete and supplements on time. We run the procedure from filing to final decision: we submit the main project and supporting elaborates, respond to supplements, and keep a written log with the building authority.
A building permit is an administrative procedure with time limits set by the authority, not the studio. Our obligation is complete documentation, timely supplements, and a clear status for you. We do not promise an issuance date.

Frequently asked questions
- We do not recommend it. Starting works without a final permit is a regulatory and financial risk the client must explicitly accept, if ever.
- A written addendum to the main project and an updated application. The change is documented like any other project decision.
- The supplement is prepared within the agreed term, logged in the diary, and filed as a formal response. This is part of the procedure, not an exception.
- The competent building department of the municipality, city, or county, per territorial jurisdiction.
- Location confirms the project can land on the parcel; building confirms it may be built per the main project.
- A written response with updated attachments and a diary; supplement is a regular part of the procedure.
- Technically no, but additional supplements can be avoided by a complete submission and timely responses.

Rules and procedures in Croatia
- Building permits are issued by the competent building department of the municipality, city, or county; building inspection oversees execution.
- The procedure is governed by the Construction Act and implementing regulations; authority time limits and flow are statutory, with room for supplements.
- The application rests on the main project and the agreed elaborates package; an incomplete package is returned for completion.
- On final permit the right to start works is acquired, subject to other preconditions (site registration, operator consents).
- Administrative fees, municipal contribution, and operator charges are borne by the client; they are not part of our fee.
- Changes touching the permitted scope are handled as a permit amendment or a new permit, depending on scope.
- Tenet runs the procedure and documentation; outcome and duration are set by the authority.

What slows the procedure.
Incomplete main project
The application lacks an elaborate, author signature, or updated drawing. The authority returns it and the procedure stops until completion.

We walk the main project and attachments against the authority list before filing. Supplements stay inside the team, not under authority time-limit pressure.
Misaligned operator consents
Power, water, or gas conditions do not match drawings or each other. The application returns for alignment.
Consent plan before filing
We open the list of required consents and authority time limits before filing. Each consent has an owner and attachment version.
Legal ambiguities
Ownership, easement, or co-ownership is unclear while the procedure runs. The authority may pause until status is clarified.
Pre-check with legal counsel
Before filing we check ownership and legal status with the client's lawyer. Open points are closed or recorded as risk.
Regulation change mid-procedure
A new rule or authority note requires a different proof or elaborate. The existing filing no longer fits.
Tracked updates and adjustment
We track authority publications and requests during the procedure. The filing is updated in a controlled way with a log of each change.
