Building and buying in Croatia from Germany or Austria

Many clients live in Germany or Austria while the plot, inheritance, or house plan sits in Croatia. They need one practice in Croatia that holds drawings, papers, and decisions while they stay remote. That is TENET's role: architecture leads, communication is written, phases are clear. Where we are and how we work with you

The registered seat is in Pakoštane. We work from studios in Zagreb and Zadar. For clients in Germany and Austria, most communication is written and digital. Site visits are arranged when measurement, photo survey, or a review is actually needed.

What we typically handle

Briefs from the DACH diaspora often look alike: buying or inheriting a plot, a family house, legalisation of an existing building, or a small tourist object on the coast. Location is often Zadar County or the wider Dalmatian area, though we work across Croatia when the brief fits.

How remote collaboration works

First contact is a written enquiry. We ask for a short description of the site, ownership status, and expected phase. We respond at that level within 48 business hours.

Each week we send one written update. Meetings happen when a decision should not be taken by email alone. We share documentation digitally. Travel to the site is planned when measurement, photography, or a site review is genuinely needed.

What we need to know first

For clients abroad, ownership status and land-registry entry are often a prerequisite before a serious design decision. Verbal claims from a land seller are not evidence.

  • Cadastral and ownership data, current and legible
  • Zoning and building conditions from the spatial plan
  • Whether the goal is a house, legalisation, extension, or another programme
  • Whether you are already buying, or still assessing the plot

What TENET is, and is not

Our part is architecture and project coordination within the agreed scope. Credit, tax, and legal advice stay with the bank, lawyer, and other authorised parties. We do not intermediate loans. We do not promise the outcome of an administrative procedure.

When the project needs it, we bring in licensed collaborators (surveyor, structure, MEP, legal counsel) with a clear role, at the phase where their input prevents expensive late changes.

Language and working rhythm

We work in Croatian. English is fine when it helps a document or a meeting. Important decisions are still written clearly, without relying on an oral agreement across a border.

Payment follows phases. Each phase ends with a document. If you pause for financing or family reasons, the documentation stays with you, ready to resume later.
