Plot analysis before buying land

Before you buy a parcel, check what the plan allows, what ownership confirms, and what would later block the project.

Buying a plot without analysis buys hope, not facts.

Why before purchase

After a sale contract, exit is harder. Analysis before purchase reduces the risk of paying for a plot where the intended building is not realistic, or is realistic only under conditions you did not price.

What analysis should answer

What the plan allows. Obvious constraints. What still needs confirmation before concept design. What remains unknown risk.

What it is not

Not a market valuation. Not a lawyer's opinion on the contract. Not the main project. Not a permit guarantee. It is a written office deliverable with boundaries.

Ownership

Clean ownership trail matters before larger engagement. Mismatches, encumbrances, or unclear boundaries often slow projects more than aesthetics.

A sequence that saves money

Intent check. Written plot analysis. Buy or walk away. Concept design. Main project and permits. Skipping the order shortens the start and lengthens the end.
