Spatial plans: what a client should understand

The plan frames what a plot can carry. Clients need use and obvious limits. Detailed reading belongs in analysis, not verbal hope.

Kuća u Kaštelu Kambelovac, natkrivena terasa.

The spatial plan is not purchase advice. It is the frame of what a plot can carry.

Why the plan comes before drawings

A drawing that ignores the plan costs more than a late revision. Before concept design, know the basics the plan allows on the plot.

What to ask

Zone use. Rough allowances for your plot. Obvious nos. What still needs confirmation before purchase or larger engagement.

What to avoid

Treating DIY plan reading as legal advice. Promises that it will be fixed in the permit without analysis. Neighbouring houses as sole proof.

Where TENET stops

In plot analysis we read the plan with other facts. We write what is known, what is risk, and what follows. We do not replace a lawyer or surveyor. We do not guarantee authority outcomes.
